One of the things we often talk about with our clients is that finding the right home isn’t just about where you are today. It’s about where you’re going.
What works for you at 25 may look very different at 35. A home that was perfect when the kids were little may not be the right fit once they’re grown. The neighbourhood you loved for its playgrounds and schools might eventually become less important than being close to family, amenities, or a quieter pace of life.
Your priorities change. Your home and neighbourhood may need to change with them.
At Goodchild Realty Services, we work with people at all stages of life, and we’ve seen how priorities shift over time.
For many first-time buyers, the goal is simple: get into the market and find a home that works within the budget.
At this stage, you may be willing to compromise on things like square footage, a finished basement, or the size of the yard. What often matters more is finding a home in a neighbourhood that gives you the lifestyle you want without stretching your finances too far.
Think about:
Your monthly budget and overall affordability
Commute times and access to major roads
Nearby shopping, restaurants, parks, and recreation
Whether the neighbourhood has room for you to grow
Future resale potential
It doesn’t have to be your forever home. It just needs to be the right home for this stage of your life.
Life changes. Maybe there’s a baby on the way. Maybe the kids need their own bedrooms. Suddenly, that extra bathroom, larger yard, nearby playground, or good school becomes a lot more important.
For families, the neighbourhood becomes an extension of the home.
You may start looking more closely at schools and childcare, playgrounds, more bedrooms and bathroom space, a larger kitchen, and more storage. Priorities might shift to a safe, comfortable neighbourhood, keeping in mind how easy it is to get everyone to their extracurricular activities.
This is often the stage where people start thinking less about simply owning a home and more about building a life in a community.
There comes a stage in life when everyone seems to be going in a different direction.
Work, school, sports, activities, appointments, friends, and family commitments can fill up the calendar quickly.
At this point, convenience can become one of the most valuable features of a home.
A home that is easy to maintain, has the right amount of storage, and works well for your day-to-day routine can make a bigger difference than having the biggest house on the block.
The same goes for your neighbourhood. Being close to the places you visit regularly can save time and make everyday life a little easier.
Once the kids have moved out, many homeowners start looking at their homes differently.
The four-bedroom house with a bonus room that once felt just right can suddenly feel like too much work.
This is when questions start coming up:
Do we really need this much space?
Would we rather travel than maintain a big yard?
Would a smaller home give us more freedom?
For some people, downsizing makes sense. For others, staying put is exactly what they want.
There is no one right answer.
The important thing is to look at what your home is giving you, and what it is costing you in time, money, and maintenance.
As we get older, priorities can shift again.
Stairs, yard maintenance, accessibility, proximity to healthcare, and being close to family or friends may become more important.
A home that allows you to stay independent and comfortable can be a great long-term investment, not necessarily because it will make you the most money, but because it can make everyday life easier.
Neighbourhoods matter here too. Being close to shops, services, recreation, and people you care about can become increasingly valuable.
One thing that stays constant through all the changes is the importance of choosing a neighbourhood that fits your life.
The right neighbourhood isn’t necessarily the newest, biggest, or most expensive one. It’s the one that works for you.
Think about how you spend your time, what you value, and what you see yourself needing five to ten years from now.
At Goodchild Realty Services, we believe buying or selling a home should be about more than the transaction. It’s about understanding where you are in life, where you want to go, and finding a home that supports that next chapter.
After more than 20 years in real estate and thousands of conversations with buyers and sellers, we know that priorities change. That’s completely normal. The key is making sure your home changes with them.
Are you considering whether your current home and neighbourhood still fit your life? Let’s talk. We’re happy to help you look at your options and figure out what makes sense for your next stage.
